Cookie Policy
Every cookie this site can set, what it is for, how long it lasts, and how to refuse the optional ones — which takes exactly the same single action as accepting them.

How consent works here
Nothing optional is set before you choose. Reject and Accept are the same size, in the same place, and are one click each. There is no pre-ticked box and no dark pattern.

On your first visit a banner offers two controls: Reject optional and Accept optional. They are identical in size, styling and prominence, sit next to each other, and each takes effect with a single click. Neither is pre-selected and neither is hidden behind a second screen.
Refusing is not made slower, longer or less obvious than accepting, and refusing does not degrade the service in any way.
Until you choose, only strictly necessary cookies are set. No analytics cookie, tag or script is loaded before consent, so "Reject" is honoured by simply never loading them rather than by loading them and then ignoring them.
Your choice is stored in a single cookie so we do not have to ask again. Clearing this site's cookies in your browser brings the banner back and lets you decide differently.
We honour Global Privacy Control and similar browser-level opt-out signals. Where such a signal is present we treat it as a refusal of optional cookies for that browser, whatever the banner says.
Strictly necessary cookies
Four cookies keep you signed in, remember your consent choice and protect forms. They cannot be switched off, because without them the service does not work.

These are set on the basis that the service cannot be provided without them, and they do not require consent under the Privacy and Electronic Communications Regulations.
- vr_consent — records whether you accepted or rejected optional cookies. First party. 12 months.
- vr_session — keeps you signed in between requests. First party, HttpOnly, Secure. Expires when the browser session ends, or after 30 days if you asked to stay signed in.
- vr_csrf — protects forms and the workspace against cross-site request forgery. First party, Secure. Session only.
- vr_route — keeps a request going to the same server while a render is in progress. First party. Session only.
None of these are used for advertising, profiling or tracking you across other websites.
Optional analytics cookies
Set only if you accept. They tell us which screens people abandon so we can fix them. They are not used for advertising.

If you accept optional cookies, we set analytics cookies that record which screens of the workspace are used, how long steps take, and where people stop before finishing. We use this to find the parts of the process that are confusing.
- vr_analytics_id — a randomly generated identifier that lets us count a visit as one visit rather than many. First party. 13 months.
- vr_analytics_session — groups requests into a single visit. First party. 30 minutes of inactivity.
Analytics data is aggregated. We do not use it to build a profile of you, we do not combine it with your property content, we do not sell it, and we do not use it for advertising or for cross-site tracking.
IP addresses used for analytics are truncated before storage.
If you reject, these are never set. If you accepted and change your mind, clear this site's cookies and choose Reject when the banner returns.
What we do not set
No advertising cookies, no social pixels, no cross-site tracking, no data broker tags. There is no version of this site that has them.

We do not set advertising or retargeting cookies.
We do not embed social network pixels or share buttons that track you.
We do not participate in advertising exchanges, real-time bidding or cross-site behavioural tracking.
We do not sell or share personal information with data brokers.
Our payment provider may set cookies on its own checkout page, which is a separate site with its own policy. Those cookies exist to process the payment securely and to prevent fraud. They are not set on this site.
Controlling cookies in your browser
Every major browser lets you block or delete cookies. Blocking the strictly necessary ones will stop you being able to sign in.
Read full textHide full text
All current browsers let you see the cookies a site has set, delete them, and block some or all future ones. The controls are usually under Settings, then Privacy.
Blocking or deleting the strictly necessary cookies listed above will prevent you signing in and using the workspace. That is a consequence of how sessions work, not a penalty for refusing.
Deleting this site's cookies clears your stored consent choice, and the banner will appear again on your next visit.
Most browsers also offer a private or incognito mode, which discards cookies when the window closes.
Changes and contact
If we add a cookie we tell you and ask again. Questions go to one address.

If we introduce a new optional cookie, we will update this page and ask for consent again before setting it.
The date this version took effect is shown at the top of the page.
Questions about cookies, or a request relating to data collected through them, go to support@hmsfulhamproperty.com. Your rights over personal data are set out in the Privacy Policy.
